There is no fee for the first design. After the complimentary consultation, our designers prepare an initial concept from rough measurements at no charge, so you can see how we would approach your space before you commit to anything. If you decide to move forward, we ask for a design retainer to begin detailed design and planning. The amount and what it covers are put in writing before you pay it. The retainer is not refundable if you do not go on to construction. When you build with us, it is credited toward your final invoice.

It depends on the scope, and we would rather give you dates for your project than an average for everyone's. A bathroom that keeps its layout moves faster than one where the plumbing is relocated. A kitchen is paced by cabinet delivery and by countertop fabrication, which begins only after the cabinets are installed. Once your design and selections are settled, your contract states the date work is scheduled to begin and the date it is scheduled to be substantially completed.

Again, it depends on the scope. A basement finished as one open room is a shorter project than one with a bathroom, a new egress window or relocated ducts and pipes, and any moisture issue is corrected before finish work starts. We review those conditions at the first visit. Your contract then states the date work is scheduled to begin and the date it is scheduled to be substantially completed.

Yes, within limits. You may take on work that you are legally permitted to do yourself and that does not sit in the middle of our schedule. Clearing out the room before we start, or painting after we finish, are common examples. Anything else we look at case by case, because work done by others during construction affects sequencing, inspections and what our written warranty covers. Whatever we agree on is written into the contract, so it is clear who is responsible for each part.

No. Our design team is made up of designers from several professional backgrounds; we do not have a registered architect on staff. When a project needs structural engineering, we engage a Massachusetts-registered professional engineer for that part of the work.

For most kitchens, bathrooms, basements and interior renovations, no. Our designers prepare the drawings those projects need. Some projects are different: complex structural connections, certain historic buildings, or work for which the local building department requires stamped drawings. If yours is one of them, we will tell you as soon as we know and recommend bringing in a registered architect.

Yes. We use subcontractors for the trades that require their own license, such as electrical and plumbing, and for some specialty work such as floor finishing. We schedule and coordinate their work. You have one contract and make payments to one company: the contractor named in your contract.

No. Your contract states the date work is scheduled to begin and the date it is scheduled to be substantially completed, and we manage the project toward that date. We do not guarantee it, because things outside our control can move it: conditions hidden inside an existing house, changes requested once work is underway, material deliveries, and permit and inspection scheduling. If the schedule changes, we tell you in writing what changed, why, and what the new date is.

The contract price covers the scope written in the contract. The price of the work changes in three situations. First, you ask for a change: an added item, an upgraded material or a different layout. Second, we uncover a condition nobody could see before the work began, such as damaged framing or outdated wiring inside a wall. Third, a supplier raises the price of a material specified for your project after the contract is signed, beyond our control, and we show you the supplier's notice. All three are handled the same way: a written change order that describes the work and states the cost, signed by you before that work proceeds. No added work is billed without one. Any other charge, such as a late-payment fee, is stated in your contract.

No. We price a project as a complete scope, not as a list of parts. Your contract describes the work and the materials in detail, and the price covers the work and materials written in that scope: demolition, framing, plumbing, electrical, heating and cooling, insulation, drywall, flooring, cabinetry and countertops, as your project requires. What we do provide is options. If you are considering an upgrade, or looking for a place to save, we price that option separately so you can see what each choice adds or removes.

Yes, in this sense: the price follows the scope. If a proposal comes in above what you are comfortable with, tell us. We will show you where it can change, through different products and finishes or a simpler design, while keeping the main goals of the project intact. What we do not do is lower the price by lowering the standard of the work.

We interviewed several contractors for our kitchen, bedroom and bathroom remodel. Ricky took the most careful measurements, gave us the most detailed quote, and provided the most competitive estimate. Ricky and his crew were in our house all summer, and we were without a kitchen that whole time, which could have been very stressful.
