Lexington holds two architectural histories at once. One is the town of the Battle Green, with four local historic districts where exterior changes are reviewed by the Historic Districts Commission. The other is a well-known group of mid-century modern neighborhoods, among them Six Moon Hill, Five Fields and Peacock Farm.
The houses. Between those two poles are the houses most families live in: capes, ranches and colonials from the 1940s onward. The mid-century modern houses are a category of their own. Many are built on post-and-beam frames with low-slope roofs, walls of glass, exposed ceilings and concrete slab floors, and they were designed with a restraint that later renovations did not always respect.
The projects that suit them. A modern house leaves few places to hide things. With no attic and exposed ceiling structure, every duct, wire and recessed light has to be routed on purpose. Kitchens in these houses were small and open to the living space, so new cabinetry is seen from every side and reads as furniture. Over a slab, engineered wood or tile is usually a better fit than solid hardwood. In the colonials and capes, the work is more familiar: a larger kitchen, a primary bathroom, a finished basement.
How we approach it. Our designers begin with what the house was meant to be: its lines, its window rhythm and its original materials. In a modern house we draw the ceiling and the mechanical routes as carefully as the floor plan. In a historic district, we confirm early whether any part of the work touches the exterior and needs review.
