North Reading began in 1651 as the northern part of Reading and still feels more rural than its neighbors: wooded lots, winding roads, and a landscape shaped by its river, its wetlands and Martins Pond.

The houses. A small number of antique houses remain along the old roads. Most homes are capes and ranches from the middle of the 20th century and colonials built in the decades since, set back from the street with full basements and attached garages. Family rooms, decks and second-floor additions have been added over the years, so many houses have two or three generations of construction under one roof.

The projects that suit them. The basement is the largest unused space in many of these homes, and it is where the land matters. On a low or wooded lot, a basement plan starts with groundwater: how the lot drains, whether there is a sump, and what the walls and slab show after a wet season. Only then do framing and finishes make sense. Upstairs, common projects are a kitchen reworked to connect with a later family-room addition, a mudroom between the garage and the kitchen, and bathrooms updated from their original fixtures.

How we approach it. Many North Reading homes are on private septic systems, and that shapes design from the first meeting. A system is designed for a set number of bedrooms, so a finished basement room, or a basement bathroom, is reviewed against Board of Health requirements before it is drawn in detail. Where an addition from an earlier decade meets the original house, we check floor levels and framing before we tell you whether one floor or one ceiling can run through.
