Lynnfield is a town of single-family houses on generous lots. Most of it was built in the second half of the 20th century, which gives the town a housing stock quite different from the older communities closer to Boston.

The houses. The early subdivisions are ranches and split-levels, long and low, with the bedrooms along one hall and the kitchen closed off from the living room. Later streets are center-entrance colonials, larger again, with a family room behind the garage. Framing is generally regular and walls are drywall, which makes these houses good candidates for changing the plan.

The projects that suit them. In a ranch, a single wall usually separates the kitchen from the living and dining rooms. It often runs down the middle of the house and carries the ceiling and roof framing, so opening it means an engineered beam, sometimes set up into the attic so the ceiling stays flat. In a split-level, the lower level, half below grade, can become a family room or a guest area with its own bathroom. In the colonials, the usual candidates are a larger primary bathroom and one continuous floor through the first story in place of the original mix of carpet, tile and wood.

How we approach it. Many Lynnfield homes rely on private septic systems. A system is sized by the number of bedrooms, so any plan that adds a room which could count as a bedroom is checked against Board of Health requirements before design goes further. Structural changes are designed by a Massachusetts-registered professional engineer, and permit requirements are confirmed with the town during planning.
