Woburn is one of the oldest communities in the region, first settled in 1640 near Horn Pond, and it grew as a working city long before it became a commuter one. That history shows in the housing: more variety on a single street than in most neighboring towns.

The houses. Around the center are two-family houses and Victorians built when the city’s industries were at their height, on narrow lots with shared driveways. Beyond them are capes and ranches from the middle of the century, and then split-levels and colonials from the decades after. Condominiums and townhouses are part of the newer stock.

The projects that suit them. Two-family houses raise questions a single-family house does not. Each unit has its own kitchen and bathroom, plumbing is stacked from floor to floor, and work in one unit can affect the other, so the plan has to consider both households. In split-levels, the lower level is the opportunity: a family room, an office or a second bathroom, once moisture and ceiling height are reviewed. In condominiums, the association’s rules on working hours, flooring and plumbing shutoffs become part of the schedule. Flooring is a frequent starting point across all of them, since many of these homes still have original hardwood under later layers.

How we approach it. Early in design we look at how the building is recorded with the city, how utilities are divided, and what the building department requires. Plumbing and electrical work is carried out by licensed trade partners.
